What does winterizing a house include?+
Shutting off the water supply, draining the domestic lines and blowing them clear, draining the water heater, charging toilets, traps, and fixtures with antifreeze, and tagging every system with a winterization notice. Wet/steam and radiant winterizations add the hot-water or hydronic heating system. Every step is photographed.
When should a vacant house be winterized?+
Before the required winterization window opens for the state. Under the HUD and USDA schedules that is September 1 through April 30 in Ohio and Pennsylvania, and October 1 through March 31 in Texas, Louisiana, Alabama, Arkansas, and Oklahoma. For private property the same dates are a sound rule: winterize when the building will not be heated through the first freeze.
How much does it cost to winterize a vacant house?+
Investor programs publish the reimbursable amounts: dry winterization pays $100 under HUD, $120 under Freddie Mac, $150 under Fannie Mae and USDA, and $160 under VA, with wet and radiant methods priced higher. What is the difference between dry, wet, and radiant winterization?+
Dry winterization covers a property with a standard domestic water system and no hot-water heating. Wet or steam winterization adds a boiler-based hot-water or steam heating system that has to be drained and protected. Radiant winterization covers hydronic in-floor or baseboard loops. Each investor program prices the three separately.
Do you re-winterize after an inspection or repair?+
Yes. When a property is de-winterized for an inspection, a showing, or plumbing work, the system is winterized again afterward and re-tagged. Re-winterization is a separate line item under every investor schedule and is documented the same way.
Can you winterize a rental property between tenants?+
Yes. A rental that will sit empty through freezing weather is winterized like any vacant house, and de-winterized with a pressure test before the next tenant moves in, so any leak is found before it becomes damage.
Do you winterize commercial buildings?+
Yes — vacant retail, office, institutional, and municipal buildings that will not be heated. Domestic water systems are drained and protected; wet-pipe fire sprinkler systems are flagged for the owner's fire-protection contractor, since they are not part of a standard winterization and are subject to their own code requirements.

What is de-winterization?+
Restoring water to a winterized property: removing tags, closing drains, refilling the system, and pressure-testing before fixtures are used, so a cracked line or failed joint is caught before water damage occurs. It is ordered when a property is sold, reoccupied, or reopened.
