Ethreon LLC provides property preservation, commercial property maintenance, and facility services across Birmingham and Central Alabama, Alabama. We support residential, commercial, industrial, and institutional properties with documented quality control.
Birmingham's Jefferson and Shelby counties contain a mix of post-industrial commercial buildings, early-twentieth-century residential neighborhoods, and newer suburban development in communities like Hoover and Trussville. Central Alabama sits in the Southeast severe weather corridor, where tornadoes, straight-line winds, and heavy rain events can cause widespread property damage.
Birmingham holds Alabama's largest concentration of vacant and REO inventory, from historic neighborhoods to suburban subdivisions in Jefferson and Shelby counties, and is about to become the state's first city authorized to run a vacant property registry. Servicers need securing and inspection cadence that will satisfy the coming ordinance; commercial owners need exterior upkeep through hot, humid summers that drive vegetation and mold.
Specialty trade-related needs such as roofing, HVAC, electrical, plumbing, pest control, painting, drywall, flooring, and fencing are performed by Ethreon crews or, where a license is required, by licensed professionals on Ethreon's work order, to Ethreon's standard.

As of September 2026 Birmingham has no operative registration ordinance. HB315, enrolled in April 2026 and effective October 1, 2026, authorizes the city to adopt one. The act's framework: a building is vacant after 90 consecutive days without habitual human presence plus visible neglect; the owner registers within 30 days of vacancy or of taking ownership, or 90 days after a foreclosure or deed in lieu; the initial annual fee is capped at $250, subsequent years at 150% of the prior year and never above $1,000; fines run up to $1,000 per violation and become liens on recording.
HUD and USDA publish the same state calendar; Fannie Mae, Freddie Mac, and VA use one national rate by lot size.

Birmingham Questions
Yes. Ethreon crews handle exterior maintenance, securing, cleanouts, make-ready repairs, and inspection documentation for commercial and institutional property across Jefferson, Shelby, and St. Clair counties, on a scheduled or per-order basis.
Not yet. Alabama's HB315 takes effect October 1, 2026 and authorizes Birmingham to adopt a vacant property registry with a 90-day post-foreclosure deadline, a $250 initial fee capped at $1,000 in later years, and fines up to $1,000 per violation. The requirements begin only once the City Council passes an implementing ordinance.
HUD and USDA set the required winterization period for the state at October 1 through March 31. Ethreon schedules winterizations ahead of that window and documents each step — drain-down, antifreeze, water heater, and system tags — with dated photos.
HUD's grass cut schedule runs March 1 through November 30, twice per month, with an initial cut at $70 and re-cuts at $65 for a lot up to 10,000 square feet. Fannie Mae and USDA pay $125 and $80 for the same lot in every state. Local nuisance ordinances often require more frequent cutting than the investor schedule; the stricter rule controls.
