Residential, commercial, and institutional property support in New Orleans.

Ethreon LLC provides property preservation, commercial property maintenance, and facility services across New Orleans and Southeast Louisiana, Louisiana. We support residential, commercial, industrial, and institutional properties with documented quality control.

New Orleans features a dense inventory of historic shotgun houses, Creole cottages, and century-old commercial buildings governed by parish-level zoning and preservation regulations. Much of Orleans and Jefferson parishes sits at or below sea level in FEMA flood zones, making hurricane preparedness, water intrusion, and structural settling ongoing concerns for property owners.

New Orleans vacancy carries flood-zone exposure, year-round humidity that starts mold within days, historic-district rules in several neighborhoods, and the most active blight enforcement in Louisiana. Servicers need securing and inspection cadence that keeps a property out of the adjudication pipeline; commercial and institutional owners in Orleans and Jefferson parishes need documented exterior maintenance and storm response.

Specialty trade-related needs such as roofing, HVAC, electrical, plumbing, pest control, painting, drywall, flooring, and fencing are performed by Ethreon crews or, where a license is required, by licensed professionals on Ethreon's work order, to Ethreon's standard.

New Orleans blight enforcement — no registry, an adjudication pipeline instead

New Orleans does not run a vacant property registry. Code Enforcement inspects exterior building and lot conditions, targeting inspection within 30 days of a complaint, then mails and posts a Notice of Noncompliance with a compliance period. A hearing is set 30 to 45 days after that period; a Notice of Judgment that is not appealed within 30 days becomes a lien, which gives the city authority to remediate at the owner's cost or move the property to sheriff's sale. The city's published process does not state dollar fine amounts.

October 1 through March 31
Grass cut season and frequency

HUD and USDA publish the same state calendar; Fannie Mae, Freddie Mac, and VA use one national rate by lot size.

New Orleans Questions

What New Orleans clients ask before assigning work.

Yes. Ethreon crews handle exterior maintenance, securing, debris removal, make-ready repairs, and inspection documentation for commercial and institutional property across Orleans, Jefferson, and St. Tammany parishes, with the moisture and storm-response checks Gulf Coast vacancy requires.

No. New Orleans enforces through its Code Enforcement blight process: inspection, a Notice of Noncompliance, an administrative hearing 30 to 45 days after the compliance period, and a judgment that becomes a lien if not appealed within 30 days. Keeping the exterior and lot in compliance is what keeps a property out of that pipeline.

HUD and USDA set the required winterization period for the state at October 1 through March 31. Ethreon schedules winterizations ahead of that window and documents each step — drain-down, antifreeze, water heater, and system tags — with dated photos.

HUD's grass cut schedule runs March 1 through November 30, twice per month, with an initial cut at $85 and re-cuts at $80 for a lot up to 10,000 square feet. Fannie Mae and USDA pay $125 and $80 for the same lot in every state. Local nuisance ordinances often require more frequent cutting than the investor schedule; the stricter rule controls.
