Field Inspections

The report is the product.

A servicer needs the occupancy determination by the 60th day of delinquency and the vacant inspections every 25–35 days after that, because the vacancy date on the report decides who pays for the damage that follows. An insurer needs dated inspection records on a vacant building or the vacancy clause bites. A landlord in another state needs to know the unit is still standing. The visit is similar; the report has to satisfy each of them.

What is an occupancy check?+

A field visit to determine whether a property is occupied, vacant, or abandoned, and to confirm who the occupants are. HUD requires the initial occupancy inspection no later than the 60th day of delinquency when the borrower cannot be reached, with follow-ups every 25–35 days until occupancy is determined. The report records the evidence — vehicles, utilities, mail, window coverings, a response to the knock — with photos.

How often are vacant property inspections required?+

Under HUD Handbook 4000.1, every 25–35 days once a property is confirmed vacant. Fannie Mae requires an interior inspection every calendar month once a property is confirmed abandoned. Private owners and insurers generally follow the same monthly cadence.

What is in a property condition report?+

A room-by-room and elevation-by-elevation record of the property's condition with photos, notes on systems and visible defects, measurements where relevant, and a summary an owner, buyer, or asset manager can act on. It is used for acquisitions, dispositions, portfolio reviews, and pre-listing decisions.

Do you do photo-only or drive-by inspections?+

Yes. Exterior photo inspections from the street or the property line, and drive-by occupancy verification, for clients who need a quick, dated look at a property — investors, wholesalers, asset managers, and owners out of the area.

What does an inspection cost?+

Investor programs publish the reimbursable amounts: an occupancy inspection pays $30 under HUD, USDA, VA, and Freddie Mac's exterior rate, and a first-time vacant inspection $45 under HUD and USDA. How is the inspection delivered?+

Yes. Ethreon's inspection crews are the same crews that secure, winterize, cut grass, and clean out. An open window is closed on the visit; anything larger is reported with photos and scheduled on the client's approval.
