Local Field Execution
Ethreon LLC provides property preservation, commercial property maintenance, and facility services across Harrisburg and Central Pennsylvania, Pennsylvania. We support residential, commercial, industrial, and institutional properties with documented quality control.
Harrisburg anchors a corridor of state-government and service-sector properties along the Susquehanna River, with the surrounding Dauphin, Cumberland, and York county suburbs mixing older borough housing with newer development. The Susquehanna and its tributaries have produced repeated flood events, and the region's four-season climate includes significant winter snowfall and ice.
Harrisburg's market mixes state-government and institutional property with older rowhouse and small-multifamily inventory across Dauphin and Cumberland counties, under one of Pennsylvania's more detailed foreclosure registration ordinances. Servicers need the inspection cadence and registration updates the code requires; commercial and institutional owners need documented exterior maintenance through full Central Pennsylvania winters.
Specialty trade-related needs such as roofing, HVAC, electrical, plumbing, pest control, painting, drywall, flooring, and fencing are performed by Ethreon crews or, where a license is required, by licensed professionals on Ethreon's work order, to Ethreon's standard.

On filing a mortgage foreclosure action, the lender must inspect the property to determine vacancy or occupancy and, within 10 days of that inspection, register it with the Office of Codes Enforcement — vacant or occupied. Occupied properties are re-inspected monthly, and a property that becomes vacant must have its registration updated within 10 days. The registration names the lender, servicer, and a property management company with a 24-hour contact. The fee is $200 per foreclosure property, paid by the lender every six months until the property is sold to a non-lender or the action is withdrawn; it is not prorated. Deed-in-lieu transfers are covered, and the city may lien the property for the cost of bringing it into compliance.
HUD and USDA publish the same state calendar; Fannie Mae, Freddie Mac, and VA use one national rate by lot size.

Harrisburg Questions
Yes. Ethreon crews handle exterior maintenance, securing, cleanouts, make-ready repairs, and inspection documentation for commercial and institutional property across Dauphin, Cumberland, and York counties, on a scheduled or per-order basis.
Yes, for property in foreclosure. Under Harrisburg City Code Chapter 11-101 the lender inspects the property when it files foreclosure and registers it within 10 days, whether vacant or occupied, at $200 per property every six months until the property is sold to a non-lender. Occupied properties are inspected monthly, and a change to vacant must be reported within 10 days.
HUD and USDA set the required winterization period for the state at September 1 through April 30. Ethreon schedules winterizations ahead of that window and documents each step — drain-down, antifreeze, water heater, and system tags — with dated photos.
HUD's grass cut schedule runs April 1 through October 31, twice per month, with an initial cut at $95 and re-cuts at $90 for a lot up to 10,000 square feet. Fannie Mae and USDA pay $125 and $80 for the same lot in every state. Local nuisance ordinances often require more frequent cutting than the investor schedule; the stricter rule controls.
