Columbus is Ohio's state capital and home to The Ohio State University, which together drive steady housing demand and newer suburban construction in Franklin, Delaware, and Licking counties. The metro's growth has pushed development outward into formerly rural areas, creating a mix of new subdivisions and older urban-core properties.
Columbus work splits between vacant single-family and small multifamily inventory inside the I-270 loop and newer commercial and institutional property along the growth corridors into Delaware and Licking counties. Servicers and asset managers need registration-compliant securing and inspection cadence; commercial owners and facility teams need exterior maintenance, turnover, and documented repairs across multi-site portfolios.
Specialty trade-related needs such as roofing, HVAC, electrical, plumbing, pest control, painting, drywall, flooring, and fencing are performed by Ethreon crews or, where a license is required, by licensed professionals on Ethreon's work order, to Ethreon's standard.

In force since January 1, 2025. The owner of record of a vacant dwelling must register within 60 days of the property becoming vacant, of receiving a notice of vacancy from code enforcement, or of the chapter's effective date. The registration affidavit requires proof of liability insurance in the amount of the property's appraised value, a police trespass authorization, and a waiver consenting to annual exterior inspections. The fee is set by the city fee schedule.
Statewide — Ohio Revised Code 2308.031
Ohio prohibits using plywood to secure property that has been deemed vacant and abandoned. Board-ups on those properties use polycarbonate or another compliant material, and on HUD or USDA loans the servicer files an over-allowable request with the statute attached.
HUD and USDA publish the same state calendar; Fannie Mae, Freddie Mac, and VA use one national rate by lot size.

Yes, since January 1, 2025. Columbus City Code Chapter 4517 requires the owner of a vacant dwelling to register within 60 days of vacancy or notice, with an affidavit that includes proof of liability insurance at the property's appraised value, a police trespass authorization, and consent to annual exterior inspections.
HUD and USDA set the required winterization period for the state at September 1 through April 30. Ethreon schedules winterizations ahead of that window and documents each step — drain-down, antifreeze, water heater, and system tags — with dated photos.
HUD's grass cut schedule runs April 1 through October 31, twice per month, with an initial cut at $85 and re-cuts at $80 for a lot up to 10,000 square feet. Fannie Mae and USDA pay $125 and $80 for the same lot in every state. Local nuisance ordinances often require more frequent cutting than the investor schedule; the stricter rule controls.
