What Is Winterization in Property Preservation?

Winterization is the process of preparing a vacant property's plumbing and water systems to prevent freeze damage during cold weather. In property preservation, it is one of the most critical services — a single unprotected pipe burst can cause tens of thousands of dollars in water damage to floors, walls, ceilings, and personal property. Every major servicer and government agency requires winterization for vacant properties.

The Winterization Process

A standard residential winterization follows a systematic process to remove water from every part of the plumbing system and protect against residual moisture freezing:

• Shut off the main water supply at the meter or main valve
• Drain all water supply lines — open all faucets (hot and cold) starting at the highest point and working down
• Drain the water heater completely — open the drain valve and relieve pressure
• Flush all toilets and sponge remaining water from tanks and bowls
• Drain dishwasher, washing machine hoses, and any water-using appliances
• Pour non-toxic propylene glycol antifreeze into all drain traps — sinks, tubs, showers, floor drains, toilets, and washing machine drains
• Drain and blow out any exterior hose bibs and irrigation systems
• Label the property as winterized — affix winterization stickers to water heater, main shut-off, and entry points
• Photograph all completed steps — before and after each system

Agency Requirements

HUD requires winterization before the first freeze or within 72 hours of possession during cold months. Fannie Mae and Freddie Mac have similar requirements — typically October through March depending on region. The VA requires winterization prior to freezing temperatures with documentation of all systems winterized. All agencies require photo documentation proving each step was completed.

De-Winterization

De-winterization reverses the process in spring — restoring water service, refilling systems, and checking for leaks. This is typically required before a property is listed for sale or before occupancy. De-winterization includes turning on the water supply, running all fixtures to clear antifreeze, refilling the water heater, checking all connections for leaks, and verifying proper drainage at every fixture.
