Spring Property Maintenance Checklist for Vacant and Managed Properties

Spring is the most critical maintenance season for vacant properties. Use this checklist to de-winterize, inspect, and prepare your properties for the warm-weather months.

Spring is when winter damage reveals itself and warm-weather maintenance demands begin. For vacant and managed properties, spring is the most important maintenance season of the year — it's when you discover the burst pipe that happened in January, the roof leak that started in February, and the mold that's been growing since March. A thorough spring maintenance check prevents small winter damages from becoming expensive summer repairs.

De-Winterization

  • Restore water supply and flush all lines — check every faucet, toilet, and fixture for leaks
  • Re-activate water heater and verify operation
  • Inspect all plumbing for freeze damage — look for cracked fittings, bulging pipes, and water stains
  • Test HVAC cooling system — switch from heat to cool, verify operation, change filters
  • Restore any systems that were shut down for winter protection
  • Document de-winterization with photos of each system restored

Exterior Inspection

  • Walk the full exterior perimeter — look for winter damage to siding, foundation, and trim
  • Inspect the roof from ground level — missing or damaged shingles, sagging, ice dam damage
  • Clean gutters and downspouts — winter debris causes spring water intrusion
  • Check all exterior doors and windows — verify locks, weatherstripping, and operation
  • Inspect the foundation for new cracks or settling from freeze-thaw cycles
  • Check fencing, gates, and outbuildings for winter damage
  • Assess exterior paint and wood surfaces for peeling, cracking, or rot

Grounds and Landscaping

  • First grass cut of the season — spring growth is rapid and code violations start early
  • Remove winter debris — fallen branches, accumulated trash, dead vegetation
  • Trim trees and shrubs away from the structure
  • Check irrigation systems if present — repair broken heads, adjust coverage
  • Address any erosion or drainage issues from winter water flow
  • Clear sidewalks and driveways of winter residue

Interior Inspection

  • Check for water intrusion signs — stains on ceilings, walls, and around windows
  • Inspect for mold — especially in basements, bathrooms, and around HVAC systems
  • Test smoke detectors and carbon monoxide detectors — replace batteries
  • Verify pest status — spring is when rodents, insects, and wildlife become active
  • Check all plumbing fixtures for leaks after de-winterization
  • Open windows briefly to ventilate — stagnant air in closed properties promotes mold

Why Spring Maintenance Can't Wait

Every week you delay spring maintenance is a week that winter damage goes unaddressed and a week closer to the first code violation of the growing season. Municipalities ramp up code enforcement in spring because that's when deferred maintenance becomes visible. A property that looked acceptable under snow cover becomes an obvious violation as soon as the grass starts growing and the winter debris is exposed.
