Common area maintenance is typically the largest maintenance expense for multi-tenant retail properties — and the most visible. Parking lot condition, landscaping, exterior lighting, signage, and common walkways directly impact foot traffic and tenant satisfaction. Poorly maintained common areas give tenants grounds to dispute CAM charges and potential tenants reasons to lease elsewhere.

Vacant Storefront Management

Vacant retail spaces create a negative perception that affects the entire property. Dark, empty storefronts signal decline and reduce foot traffic for remaining tenants. Best practices for vacant retail include maintaining window displays or applying window graphics, keeping storefronts clean and well-lit, and maintaining the sidewalk and entrance area as if the space were occupied.

Seasonal and Weather-Related Maintenance

Retail properties have zero tolerance for slip-and-fall hazards — snow removal, ice treatment, wet floor management, and pothole repair are liability priorities. Seasonal landscaping changes, holiday lighting installation and removal, and exterior seasonal cleaning (pressure washing in spring, leaf removal in fall) keep the property looking current and cared for throughout the year.
